Staging your home is an important way to engage potential buyers. Fresh flowers, cookies, music and lighting can all be used to appeal to buyer's emotions. We have a few surefire quick tips for you to make sure your home is looking fabulous!
1. Declutter and deep clean!
Simplify your home! This step will save you time when you move. Buyers will appreciate a clean, well-kept home. Take the time to go through your closets and storage spaces to get rid of things you don’t need. Dust, scrub, vacuum and organize your belongings. Don’t use overwhelming fake fragrances as many people are allergic or sensitive to them. Store things like toothbrushes and hair products in bathroom cabinets and drawers. Put small appliances away in the kitchen and take magnets and art off of the fridge. Store toys in a closet or in drawers. Try to picture your home through the eyes of a buyer!
2. Tone down and brighten up!
Not all buyers will appreciate bold colors in the home. If you have a particularly pigmented room, consider painting it a more neutral color. Shades of beige and grey work well in nearly every room. Replace dim and burnt out light bulbs with brighter ones and wash your windows inside and out. Keep the curtains open and lights turned on for showings. Neutralizing your decor makes it more appealing to a variety of potential buyers!
3. Repair and replace!
If you have a broken cabinet door, sticky window, cracked tile or whatever it may be… don’t put the project off. Take care of it prior to putting your home on the market. Patch holes in the walls, tighten that towel bar and replace old door knobs. Consider replacing outdated hardware and light fixtures for something that and keeps with current trends. You want the buyer to walk in and feel like the home is cared for and worth every penny!
4. Add Finishing Touches!
This is the fun part! Look at each room as if you were a buyer and envision what it will be used for. An empty bedroom could be staged as an office. Place a bistro table with a bottle of wine and glasses in an unused corner in the lower level. A few extra fluffy pillows can be added to the bed for a luxurious feeling. You want a buyer to be welcomed and intrigued by your home. After you’ve neutralized your decor, throw in pops of color with textured blankets, fresh flowers, fresh fruit, and vibrant plants.
Open up your living room and remove unnecessary or oversized furniture. Place interesting looking books, paperweights, lamps or plants on the coffee and side tables. In the kitchen, consider having a covered plate of cookies or some other treat. A bowl of fresh fruit or a vase of flowers always looks lovely in a kitchen. Give your bathrooms a ‘hotel’ vibe with fresh white towels. You want to highlight the best features of your home. If you have built in bookcases, decorate with interesting vases or bowls. Dress up your fireplace mantel. Set a tray on your ottoman with candles. Cozy pillows and blankets will make any room inviting. You don’t need to go crazy buying all new home decor - take inventory of what you have, strategically place your items. If you need to, buy a few things that you like to really make your home shine!
