Over the past few weeks, the lives of virtually everyone across the globe have had some type of disruption due to COVID-19. Although progress has been made to slow the rates of infection, many experts have stated that the virus is here to stay, for at least the next few years.

Although dealing with COVID-19 for the foreseeable future is not ideal, that does not mean real estate transactions are going to come to a halt. Homes are an essential part of life, which is why there is always going to be a demand for real estate. For buyers, sellers, and agents to be successful in a post COVID-19 world, they need to embrace change. 

Below is an overview of actionable steps these parties can take, to ensure a positive experience as they navigate real estate transactions. 

Simplifying the buying experience

One of the most notable effects of coronavirus on the spring housing market is the fact that bidding wars are losing steam, meaning it’s easier for buyers to find great deals on properties that might normally be outside their budget. Additionally, buyers can still expect to see a wide selection of properties on the market. 


Although real estate experts expect some slowdown in market activity, they feel that we are not going to see anything like the 2008 housing recession because banks have more stringent lending standards.

Many real estate agents are increasing the details showcased on digital listings, and some are even using web conferencing technology to conduct virtual showings, so prospective buyers can narrow their target property list without having to conduct an in-person viewing.


Some lenders are also streamlining the home buying process by accepting alternative appraisals in place of in-person home inspections. Alternative appraisals often involve a licensed professional reviewing tax/MLS records and video footage of the property that is supplied by the current homeowner.


Selling during a pandemic

If you are selling a home during the coronavirus pandemic, your top priority in a post COVID-19 world should be ensuring you make a great first impression with virtual listings, and that you take proper precautions to protect your home, health, and safety.


In order to reduce the need for in-person showings, real estate agents are showcasing their listings digitally. When you first start working with a real estate agent, you should deep clean, declutter, depersonalize, and stage your home. Although these steps are time intensive, they go a long way improving prospective buyer’s perceptions of your space.


When the time comes for in-person showings, you should take the following precautions:

  • Wash your hands with soap or use an alcohol-based sanitizer if you aren’t near a sink.

  • Practice social distancing by ensuring all parties stay at least six feet apart.

  • Avoid shaking hands or touching your face.

  • Disinfect doorknobs, commonly touched objects, and common space after each showing.
